Are you thinking about selling but not sure if your house is market ready? You probably already know the sheetrock in the bathroom needs patching and the exterior needs a new coat of paint. Aside from the obvious repair work, here are a few ideas to really make your home shine. The little details often are key to a home selling for more!
1. White outlet covers, light switches and receptacles: Often overlooked as a cheap or quick change but almond colored outlets just feel dated. Mis-matched outlet covers in white with almond receptacles are just as bad! Try switching over all light switches, covers and receptacles to white and the house will appear to be modern and clean.
2. Brass fixtures, fireplaces, door handles, knobs and pulls: Brass reminds everyone of the 1990s and 20 years later there are no homebuyers looking to outfit their home in any brass hardware. Rid your house of brass colored fixtures and again have a more modern, contemporary style!
3. Clean or repair tile grout: Check all tile grout to make sure it screams clean and fresh. Nothing makes a bathroom or kitchen look more dated or dirty than stained grout.
4. Dark Paint Colors: You might love your crimson colored kitchen wall but future buyers look at it as needing paint and primer. Lightening up the room with a light neutral color will be more inviting to all home buyers.
5. Personalize items: You never know who your home buyer will be and you want them to imagine themselves in your house not with your great aunt. It is always best to remove all wedding photos, family portraits and religious symbols. Again you want your house to appeal to everyone.
6. Refinish Hardwoods: Hardwood floors are so popular right now so why not make them shine! The floors might be one of the first things people see when they enter a home and if they start off feeling excited about the floors they are likely to continue that excitement as they walkthrough through the remainder of the home. Refinishing floors can also be tough for buyers to do if they don’t have time to work on the house after closing and before they move in.
7. Less is More/Staging: There are two ways to sell a home- the first is a vacant house with staging furniture and the second is to sell while you are living in the home. Because no home sale is identical to another we have to work in both scenarios. If you are living in the house just think about the less is more rule. Walk through the house and remove half of your stuff! Box it up and get it out. Make room for buyers to move in the home and feel like it is spacious regardless of the size.
8. Curb Appeal: Make sure there are no dead plants lingering, no piles of dirt and no yard clutter. It often pays to have a yard clean-up company spend one afternoon getting the yard picture ready. There is no need to create a new landscape plan, it just needs to be clean and simple.
9. Clean, Clean, Clean: Scrub every nook and cranny in the home. Wash every window and scrub every surface. Rid the home of any pet odor, cooking smells or heavy scents. No one will ever complain about the house smelling too clean! Again, paying a professional cleaner to spend an afternoon in your house can add value to your sale.
10. Do the obvious: Make all minor repairs. If there is anything cracked, peeling or broken just fix it!
